Build Report : Depintelaan Straat, 207-209 in the city of Gent
Abstract
Intercambios internacionales. Katholieke Hogeschool (KaHo) Sint-Lieven. Bélgica The project is a built report of a building in the of Gent, Belgium composed of 4 floors and a basement. The access to the basement is carried out by a ramp whose access in Depintelaan street. The basement has 12 parking spaces, with a room for bicycle storage. The ground floor is for commercial use, where it will be installed a surgical aids shop. This has 3 dressing rooms, 2 offices, 1 toilet and a bathroom adapted for disabled guests. The first floor consists of an exhibition hall and a small open kitchen.The second floor has 6 studios with a bathroom and a small kitchen in each one. The third floor consists of 2 apartments with a kitchen and a bathroom each one of them. From each one you can access to the two terraces located on the 4th floor. The building also has a water tank.

Gentisasmallbutverycharmingcitywhereyoucanwhereyoucanspendhourswalkingthroughthe streetsandcontemplatingthebeautyofthecityanddiscoveringitssecrets.Youcanfindarchitectural interest,museums,manyshops,restaurantsandexcitingnightlifewithnumerousconcerts. SomeofthemostrepresentativeplacesofGentare: ThecastleservedastheseatoftheCountsofFlandersuntiltheyabandoneditinthe14thcentury.The castlewasthenusedasacourthouse,aprisonandeventuallydecayed. Theconceptforthedesignwastransparencyandanurbandialogwiththecity. Transparencyistranslatedbythemonumentalvault,constructedofglassandsteel, withitssoaringcanopiesextending145metersoverthefiveplatforms.Thehugeglass buildingreplacesthetraditionalfacadeandestablishesaseamlessinteraction betweentheinteriorofthestationandthecity. Thestationisorganizedvertically:TowardsthePlacedelaGaretherailplatformsand theaccessfootbridgestackover3levels.TowardsCointeHill,tenmetersabove,there arefivelevels;threeparkinglevels,avehicularaccessdecklinkingwiththefootbridge, andaraisedpedestrianwalkway. AtthePlacedelaGarelevel,reinforcingtheurbanstreetscape,isacontinuousstripof commercialunits.Pedestrianbridgesandwalkwaysunderthetracksallowforfluid communicationbetweenthetwosidesofthestation.ThegrandPassengerHalland theSNCBticketingareaarelocatedonthemainaxis.

Final Project Bachelor Building Engineering June 2011 16LauraMolláOrtega 1.6ChoosingaConstructionMethod–ComparativeCosts Inmakingcostcomparisonsbetweenalternativesystems,itisimperativethattotallikeforlikecostsare considered.Therearesubstantialsavingstobemadeusingprecastconstructionwhicharenot evidentwhenadirectelementalcostcomparisonismadewithalternativeconstructionmethods.Togetan accuratelikeforlikecost,wholebuildingcostsmustbeestimated.Toaccuratelyassesswholebuildingcost, eachoftheadvantagesofprecastaslistedinsection1.2(pages4&5)mustbeaccuratelycosted. Savingsthroughfactorssuchasearliercompletiondates,inbuiltfireproofing,reducedformwork,scaffolding, reducedwettradesandincreasedbudgetcontrolcanbesignificant.Also,fast‐trackprocurementand constructionmayminimisecapitalcostsbyreducingfinancingcostsandsecuringearlierrentalincome.The precastframepackagetypicallyincludescolumns,beams,floors,wallpanels,stairs,landings,balconiesetc., allofwhichhaveaninbuiltminimumone‐hourfireprotection. Specialistprecastframeproducerswillassistdesignteamsinevaluatingthescopeforstandardisedprecast componentsforaparticularproject.Budgetcostingsanderectionprogrammescanbepreparedbythe precasteronreceiptofoutlinedrawingsandalistofperformancecriteria. 1.7Sustainability MostofthesustainabledevelopmentsthroughoutEuropeuseconcreteastheprimaryconstruction material.Concreteislonglastingandrequiresvirtuallynomaintenanceorreplacementanddoesnot requiretheapplicationoftoxicpaintsorpreservatives.Evenhighlyexposedprecastconcreteunits(suchas boxculverts)arevirtuallymaintenancefreeandhaveadesignlifeof120years. SportsStadium‐PrecastRaker Precastmaximisesthesustainablepotentialofconcretebyreducingtheamountof constructionwasteonsitetoalmostzero.IPCAmanufacturingplantsaremonitoredon ongoingbasisbyaqualifiedPlanningandEnvironmentalEngineertoensurethateach IPCAmemberimplementsanongoingenvironmentalprogramme Becauseofitsinherentfireandsoundproofingproperties,concrete(andparticularly precast)lendsitselftomulti‐storey,highdensitydevelopmentswhich greatlycontributetoasustainableuseoflandandjustifiesinvestmentinqualitypublic transport.Thesetypesofprecastconcretedevelopmentsofferasustainableandviable alternativetourbansprawltypehousing. Concreteis100%recyclableandisgenerallysupplied(inIreland)withina30 mileradius,withtheresultantsavingsintransportcostsandfossilfuels.

Modernbuildingshaveatendencytooverheatthroughouttheyear.Ventilationandair conditioningequipmentissometimesusedasanexpensivehighenergysolutiontothis problem.Usingtheinherentthermalcapacityofconcrete,particularlyincombination withotherpassivesystems,caneitherreduceoreliminatethecapitalandrunningcost ofairconditioning. Exposedconcreteactslikeastorageheaterinabsorbingheat.Daytimetemperatures arereducedby3˚Cto4˚Candpeaksintemperaturearedelayedbyuptosixhours.The exposedsoffitsoffloorslabsandotherconcreteelementsincludingbeamsand columnsactasapassivesystemprovidinganeffectivecoolingcapacityofupto 25W/m2ofsurfacearea,whichismorethanadequatefortheaveragecommercial building.Thisprincipleisutilisedbyarchitectsandengineerstobringabout considerableenergysavings. Concretehasexcellentsustainabilitycredentialsallowingforareductionintheuseof fossilfuelsandgreenhousegases.Byusingconcreteasapassivemoderator,thereare enormouspotentialsavingsas90%oftheenergyconsumedinthelifecycleofthe buildingisattributabletoheatingandcooling.
